Dear Residents,
As temperatures and humidity levels rise, let us share some important information regarding the proper operation of air conditioners.
During periods of extreme heat and humidity, setting your thermostat too low can cause the air conditioning system to freeze up. In the wall units the ice collects, expands as water does when it freezes and cracks the tubing or breaks the welds which lets the freon escape. Once this happens the unit is ruined and must be replaced. Central Air units the inside evaporator coil freezes up and no air can move through the A-Frame which is located in the air supply. Lines. The unit then has to be turned off for 24 hours to allow the ice to thaw completely. During this time, your apartment will be without air conditioning. If we call the AC repair people and they find the units are frozen up, they will pull the disconnect out side for 24 hours and return on the next business day to see if there are any other issues that need their attention.
To help prevent this from occurring:
- Set your thermostat no lower than 72°F.
- Avoid setting the thermostat more than 20 degrees below the outside temperature.
- Keep doors and windows closed while the air conditioner is operating.
- Replace or clean air filters regularly if applicable.
- Make sure furniture, curtains, and other items are not blocking air vents.
- Run bathroom exhaust fans only as needed to help control humidity.
Please keep in mind that air conditioning systems are designed to maintain a comfortable indoor temperature, but during extreme weather they may not be able to maintain temperatures significantly lower than the outdoor temperature.
If you notice reduced airflow, ice forming on the unit, or the system is no longer cooling properly, please turn the air conditioner off and submit a maintenance request through the Resident Center.
Please be advised that if a maintenance technician determines that a service call was the result of tenant-caused issues, including but not limited to freezing the system by improper thermostat settings, blocked airflow, or failure to follow the guidelines above, the cost of the service call and any related repairs may be charged back to the tenant in accordance with the lease agreement.
